01 / Choose the right scope
What does the session need to solve?
A directory looks inconsistent when faces have different scale or crops, even when every background is gray. Start with a named agent list and one approved reference. This brief covers portraits of the people representing your brokerage; property listing photography is a separate service.

03 / Prepare a useful brief
Three things to decide before booking.
Roster and visual reference
List names, attendance constraints, required images and filename spelling. Send original portraits and a directory screenshot if new agents must match an existing set. Matching needs review; it cannot be guaranteed from a small web thumbnail.
Agent preparation
Share the brokerage's real wardrobe reference: usual client-facing clothing, well-fitting layers and a clean alternative if a second look is agreed. Ask agents to bring their usual glasses. Keep grooming recognizable and discuss retouching before selections.
Deliverables and sign-off
Name one marketing approver. Agree final image counts, crops, formats, selection rounds, revisions and the delivery milestone. Keep a master and the agreed destination versions. Profile uploads, business-card design and printing are not included automatically; never send account passwords.

Example: ten agents, one directory refresh
Build a roster with appointment constraints and columns for attendance, selection and final approval. Keep client details out of the sheet. This is an illustrative planning method, not a completed client project or a promised shooting rate.
Approve a representative frame in the website layout before repeating the setup. Confirm background, face scale, expression range and retouching with the marketing approver.
Separate building access and equipment setup from portrait appointments. Agree slot lengths and a buffer with the photographer. Prioritize each agent's essential headshot; add group photographs or extra looks only when scoped.
Reconcile delivered filenames against the roster. Mark missing agents for a separately agreed follow-up instead of assuming another visit is included. Confirm the selection deadline as well as final delivery before announcing a launch.

How do brokerage rates differ from individual sessions?
The packages above use approved corporate pricing for coordinated team coverage. Send the headcount and deliverables for a written quote. A per-person rate does not mean unlimited looks or images. An agent booking independently should compare the individual headshot service linked below.
Can agents arrive between showings?
Use named appointments and flag fixed departures. A late arrival can use an agreed spare slot if time permits. Extra coverage and another visit require approval.
Will the files work on Zillow and StreetEasy?
Share all destinations and confirm the requested crops. Zillow's linked help page explains its profile upload process; check StreetEasy and your brokerage directory separately. Property listing-photo specifications are not universal headshot requirements. Platform acceptance is not guaranteed.
What does procurement need before confirming?
Provide the commissioning company, headcount, date options, office address, access requirements, usage, approval owner and launch deadline. Confirm scope, vendor onboarding, selection milestones and final delivery in writing before booking.
Usage and booking
Consumer packages include personal use, while headshot and model packages include professional self-promotion. Business packages can include website, organic social, recruiting, sales, press, and internal use. Paid advertising, outdoor campaigns, resale, and third-party use are licensed separately.
The optional $100 priority deposit after intake is credited toward the session but does not reserve a date by itself. A date is secured only after availability, scope, the booking agreement, and the required booking retainer are confirmed in writing.
